1. Is my dwelling limit tied to rebuilding cost?
Insurance replacement cost and real-estate market value answer different questions. Review additions, renovations, square footage, construction type and current rebuilding assumptions.
2. How will my roof be settled?
Ask whether roof losses are settled at replacement cost or actual cash value, and whether age, condition, material or a separate endorsement changes the answer.
3. Which deductibles could apply?
Review the standard deductible and any wind, hail, named-storm or hurricane deductible. Percentage deductibles are based on the insured value—not the repair bill—so translate them into dollars.
4. Are my belongings covered at replacement cost?
Contents may be settled differently from the dwelling. Ask about replacement-cost coverage, special limits for valuables, and whether certain items should be scheduled.
5. What water losses are included or excluded?
“Water damage” can mean several things. Ask how the policy treats sudden plumbing losses, backups, seepage and flood. Standard homeowners coverage generally excludes flood.
6. Should I carry separate flood insurance?
Louisiana regulators advise residents in low- and moderate-risk areas to consider flood coverage too. NFIP building and contents coverage are separate, and new NFIP policies generally have a 30-day waiting period with exceptions.
7. Would mitigation qualify for a discount?
Louisiana requires insurers to offer actuarially justified discounts for qualifying wind-mitigation improvements. Documentation or a FORTIFIED designation may matter. The Louisiana Fortify Homes grant program currently lists eligible southern parishes; Ouachita Parish is not on the published eligibility list as of this guide’s update.
8. Is my liability limit still enough?
Consider household assets, pools, pets, young drivers, rental activity and other exposures. Ask whether an umbrella policy belongs in the conversation.
9. Can I prove what I owned?
Create a room-by-room photo or video inventory and store a copy away from the home. Keep receipts, serial numbers and appraisals for important property.
